Welcome to THE NETWORK. The following guide will assist in your effective use of the service on a timely and cost effective basis.

THE NETWORK database is segregated into two basic "Property Types" or, Land and Buildings.

Within each property type, there are a series of "Property Classes" including:

  • Commercial
  • Industrial
  • Institutional
  • Multi-Family
  • Special-Purpose
  • Urban Development/Agricultural (land only)

There are five property classes for buildings and these are further segregated into a series of more refined "Property Descriptions" which are summarized as follows:

  • Automotive Dealership
  • Church
  • Condominium: Industrial
  • Condominium: Office
  • Condominium: Retail
  • High-Rise Apartment
  • Hospital
  • Hotel
  • Hotel/Tavern
  • Miscellaneous
  • Motel
  • Office: Downtown
  • Office: Downtown High-Rise
  • Office: Suburban
  • Office: Suburban High-Rise
  • Restaurant
  • Retail: General
  • Retail: Regional Mall
  • Retail: Shopping Centre
  • Row House
  • School
  • Service Station
  • Walk-up
  • Walk-up/Retail
  • Warehouse*
  • Warehouse: Multi-Bay
  • Warehouse: Single Tenant

The City of Edmonton has been segregated into a series of four "Zones" which are described as follows:

  • Zone 1 - Southeast
  • Zone 2 - Southwest
  • Zone 3 - Northwest
  • Zone 4 - Northeast

The North Saskatchewan River Valley is the north/south delineation point. 97th Street north of the river valley divides northwest and northeast Edmonton and 104th Street south of the river valley divides southwest and southeast Edmonton.

The City of Edmonton is also segregated into a number of "Subdivisions" which correspond with the City's "Standard Neighbourhoods" (i.e., Oliver, Downtown, Strathcona, etc.). THE NETWORK can be contacted directly for a full list of these subdivisions or neighbourhoods.

The seven metro communities included in the database are also identified as a separate "Subdivision" and include Leduc, Nisku Business Park, Sherwood Park, Fort Saskatchewan, St. Albert, Acheson Industrial and Spruce Grove.

As individual sales are entered into the database, each is accorded a "Property ID" number. These ID numbers are sequential. Individual sales are also entered under address (as defined by the municipal authority), legal description and subdivision.

The following "search parameters" are provided:

  1. Property ID Number
  2. Address
  3. Legal Description
  4. Sale Date range
  5. Subdivision
  6. Property Type
  7. Property Class
  8. Description
  9. Zone
  10. Land Use Class
  11. Building Area range
  12. Land Area range
  13. Total Units range

Individual sales transactions can be researched by utilizing any one of the following search parameters:

  • Property ID Number
  • Address
  • Legal Description

More extensive research relating to a number of sales transactions for a certain property type within a certain area can be completed by utilizing the broader search parameters. For example, if one is interested in researching sales of larger scale walk-up apartments in southwest Edmonton, the following search parameters can be utilized to isolate a number of property sales:

  • Property Description - key walk-up
  • Zone - key 2
  • Total Units - key from 40

To isolate a number of industrial land sales in northwest Edmonton, the following parameters are utilized:

  • Property Type - key land
  • Property Class - key industrial
  • Zone - key 3

More refined area research can be completed by keying in the desired neighbourhood or metro-community with the "Subdivision" search parameter in conjunction with the above.

To select sales data from a specified period of time, use the "sale date" search parameter. By keying in from 01/01/1997, all sales from 1997 to the current date for the desired property type can be reviewed. The internet data base includes sales from 01/01/1994 forward.

Selected sales can be viewed on a preliminary or abbreviated format. If you wish to purchase or view a full transaction report, load the same into the "Shopping Cart" and follow the "Purchase or Password" instructions. The cost of each transaction is $15.00 plus GST & can be completed through Visa. Undesired sales can simply be deleted.
